Warehouse Deep cleaning in Borehamwood:
The CWorkshop Case Study

When you have spent over a decade cutting wood panels, you don’t just leave behind memories – you leave behind a lot of dust! After ten years at their Borehamwood facility, CWorkshop Ltd called in the specialists at Ben’s Gutters Commercial to ensure their units were pristine and ready for the next chapter.

CWorkshop have been cutting wood panels to size and servicing carpenters and furniture fitters for years, resulting in their expansion to two brand-new units: one facility that is double the size of their original site in Borehamwood, and another branch catering to the Southeast of England in Swanley. Thanks to their speed and efficiency, they needed to double the number of cutting and edging machines and increase the team, which of course meant moving out of the place they had called home since 2016. 

Thanks to Ben’s Gutters Commercial Ltd’s expert team and specialised equipment, capable of reaching even the hardest nooks and crannies in the rafters, we were called in to complete the job and prepare the site for its next occupants. 

Here is how our teams tackled this massive industrial cleaning project across Unit C and Unit D at Elstree Trade Park.

The Internal Challenge: Beating the Sawdust

Because we were working inside an active workshop, we found that dust didn’t just sit on the floor. It found a home in every nook and cranny of the structural steel. Our mission was to clear a decade’s worth of built-up sawdust, debris, and construction remnants from every ledge, light fixture and beam.

The Equipment 

Using a combination of Scissor Lifts and Cherry Pickers, our ISO-Certified teams reached the highest roof beams, purlins, and RSJs (Rolled Steel Joists). Our technicians wore masks and goggles to protect them from breathing harmful particles, which is a must when working with dust like this. 

The Debris

We also cleared away screws, plasterboard fragments and discarded dead wiring that had accumulated over the years.

The Process

Every surface was carefully vacuumed using our SkyVac system and swept clean from top to bottom. To finish, we watered down and swept the floors to leave the entire environment as dust-free as possible.

The External Overhual: From Grime to Shine

The exterior of a commercial building is its first impression, but years of exposure had left the site covered in algae and grime on the cladding and exterior walls. 

To reach the height of the roof, we deployed a 51-metre Bronto Cherry Picker. 

Our team carried out the following tasks to complete the work:

  1. Applied professional TFR (Traffic Film Remover) solutions to break down stubborn dirt from pollution and nearby traffic emissions.
  2. Utilised jet washing and extendable wash poles to restore the cladding, skylights, and solar panels. 
  3. Ensured all surfaces were returned to a well-maintained, professional condition.

 

Drainage & Protection: More Than Just a Clean

A building is only as good as its drainage! We conducted a thorough clearance of the entire gutter system, including downpipes and gullies, to get everything flowing as it should.

We removed moss, leaves, and debris to ensure free-flowing drainage across the entire site.

Preventative Care

It wasn’t just about cleaning; we also prepared each gutter joint with a durable waterproof coating. This creates a long-lasting seal to prevent future water ingress and protect the structural integrity of the building.

Phase II: Precision Sealing & Follow-Up

Cleaning was just Phase I, and we returned to the site on 20 March 2026 to perform critical maintenance on the gutter joints.

  • Identifying Weak Points: We identified 60 joints across the system where previous silicon sealant had deteriorated, creating gaps and likely causing minor leaks.

 

  • The Solution: After removing remaining water and clearing away the old, loose silicon, we applied a layer of Chromapol sealant to each joint.

 

  • The Outcome: This created a durable, long-lasting waterproof barrier to prevent future water ingress. All 60 joints were successfully resealed with no further issues found.

The Result: A Building Restored

Across five days and with four dedicated teams, we transformed a heavily used industrial site into a clean, protected, and “move-in ready” facility.
